More involved Discussion of your Home - Advising on improvements and staging ideas to enhance your home’s marketability. Inquire into the age of Hot Water Tank, Furnace and Roof. One of the first questions that buyers ask is the age of one of the above.
Landscaping is very important as buyers will look at the outside of your home and landscaping when they first pull up. If it is Spring or Summer your landscaping may need sprucing up a bit. Also, you may need gutters cleaned, power washing etc.
Time Allotted for home maintenance, decluttering if needed etc.
When Home is Ready - Photographs, virtual tour, floor plans and measuring of your home will be ordered. Buyers love to look at home floor plans which we attach to your listing for easy viewing.
My Due Diligence Ensure home has an occupancy permit and all inspections if ordered from the city have been closed. Is there a site survey for the property? (location of property line) If not, we will order and keep on file for selling purposes.
Listing Contract and other Important Paperwork – A very important step in the process all documents need to be reviewed by you and signed. We will then need to process and submit to my brokerage and Fraser Valley Board for listing purposes.
Your Home is now up for Sale. Send your live Listing to you for feedback. At this point photos will be attached and floor plans
Marketing - Remarks in the listing are carefully written to ensure every selling feature that is important to you is mentioned.
Property Brochures are developed for Open House and Private Realtor Showings
We advertise with REW.ca which advertises your listing and open houses. It is one of the most widely used websites by the public for property listings.
Our website will feature your listing along with the reciprocity system. Reciprocity means that your listing will show up on other realtor websites for maximum exposure.

Showings and Open House
Private Showings Each time your home is shown by a buying agent and their client I will follow-up to get feedback and communicate that to you.
Open House After each open house, we will follow-up with you and provide feedback.
Offer on your Home I like to present your offer in person as it is usually quite involved. I will also prepare the Disclosure of Expected Remuneration which reviews what it will cost you to sell your home.

Subject Removal This is the part where the buying agent will be doing due diligence with their clients and working their way through the subjects that are a part of the contract such as subject to financing, subject to inspection etc. We will work with you every step of the way regarding what may be required of you.
Subjects are removed and your property is now sold You will need to choose a lawyer or notary to perform the closing of your property.
We will send all documents to your lawyer, bank, and our office.
